What we do

3CHA Ltd is a Registered Provider of Social Housing delivering safe, well-managed and affordable homes across England, with a clear focus on tenant wellbeing and positive housing outcomes.

We own and manage a mixed portfolio that includes Affordable Rent homes and Supported Exempt Accommodation (SEA). We work in partnership with local authorities, managing agents and support providers to meet identified housing need and help residents sustain their tenancies. 

Our approach goes beyond property management. We are committed to providing stable, secure homes that support residents’ wellbeing, independence and long-term housing stability. This includes maintaining safe and compliant homes and promoting meaningful tenant engagement.

 

Social Housing

Social housing forms a core part of 3CHA’s regulated housing portfolio. 

We purchase, own and manage high-quality Affordable Rent homes that meet local housing need and provide residents with safe, secure and well-maintained accommodation. These homes support long-term housing stability and independent living within settled communities. 

In developing and managing our social housing portfolio, we prioritise property quality and compliance with all relevant regulatory and safety standards, working closely with local authorities to ensure homes are appropriately located and aligned with local priorities.

 

Supported Exempt Accommodation (SEA)

Alongside our social housing homes, we provide and manage Supported Exempt Accommodation for individuals with additional needs.

Our SEA provision supports residents during periods of transition, including those moving on from homelessness, institutional settings or other forms of housing instability. While 3CHA does not deliver support services directly, we work closely with specialist support providers to ensure residents have access to appropriate, coordinated support that promotes wellbeing, independence and tenancy sustainment.

How we are regulated

At 3CHA, we are committed to delivering high-quality, safe, and supportive housing services—and that commitment is backed by robust external regulation.

We are a registered provider of social housing, regulated by the Regulator of Social Housing (RSH). The RSH is the independent body responsible for overseeing social housing providers across England. Its role is to ensure that organisations like ours are well-governed, financially viable, and delivering services that meet the needs of tenants.

Being regulated means that we are held to high standards in areas such as:

The report summarises 3CHA’s 2024–25 complaints performance, confirms regulatory compliance, highlights high tenant satisfaction, and identifies service improvements for the year ahead.

TSM Results (B09)

The November 2024–25 Tenant Satisfaction Survey report highlights high overall tenant satisfaction (88%), strong performance in fairness, respect, safety and complaint handling, identifies repair times and post-repair checks as improvement areas, and confirms compliance with RSH Tenant Satisfaction Measures requirements.
